A proposal at Wardend Fishery near Birnie would replace an existing fisherman's hut and add a separate short-term-let unit, according to Moray planning application 26/01161/APP.
The application, received on 10 September and validated on 14 September 2026, remains awaiting decision. Its description covers three linked changes: demolition of the existing hut, a replacement fisherman's hut and a new unit for short-term letting.
The most concrete issue in the early consultation material is servicing. Scottish Water has lodged no objection and says there is sufficient treatment capacity at Glenlatterach Water Treatment Works. Its consultation says there is no public wastewater infrastructure in the vicinity and advises the applicant to investigate private treatment options.
That does not decide the planning case, and the current record contains no decision. It does show why the proposal is more than a simple replacement building: the site’s water and wastewater arrangements will need to be worked through alongside the proposed accommodation use.
